The former Paradise Valley Mall in northeast Phoenix will be the future site of resort-style living.

Luxury fitness club operator Life Time will open what it calls an athletic country club steps away from its first residential tower in Arizona. The project, called Life Time Living, will include 300 units, a mix of one- and two-bedroom and penthouse units.

“The recognition that that brand carries is just going to accelerate our ability to develop the entire site,” said Jeff Moloznik, senior video president with RED Development, the company overseeing the 90-acre project. 

In addition to what Life Time calls an “athletic country club” with a rooftop pool, the project amenities include work-from-home lounges, private dining room, private yoga studio, meditation area, grilling stations, outdoor game areas and a dog park.

“We’re trying to be patient in terms of — and I guess conscientious of — what goes where and who wants to be where so that this feels curated to a certain extent," Moloznik said.

The Life Time Living project will include a rooftop pool as part of the luxury fitness club in Phoenix.

A Whole Foods Market, Harkins Cine Grill and 400 luxury apartments by StreetLights Residential are scheduled to open in late 2024. Construction on Life Time Living is expected to begin in 2024 with the club and housing open in 2026.

Moloznik said Red Development has heard from hundreds of companies asking about the site at Cactus Road and Tatum Boulevard.

“Not all of the people that are interested are on the same time frame as each other so it’s marrying those two things up together and then create, you know, a place that the public is going to want to come and use," Moloznik said. 

He said more retail and entertainment plans should be announced in the next few weeks. While the former mall was demolished, the JCPenney, Costco, city of Phoenix library branch and parking garage remain on the site.

In February 2021, Red announced plans to redevelop the site.
